Roofing costs — guidance, not a quote

Roof work is priced once the roof has been inspected. These factors move the cost up or down.

What drives the cost

  • Type of job: broken tiles, re-bedding and re-pointing, a metal roof repair or a full re-roof.
  • Covering: concrete or terracotta tile, Colorbond or other steel.
  • Roof pitch, height and access, including scaffolding and edge protection required by SafeWork NSW.
  • Condition of battens, sarking and gutters once the roof is opened up.
  • Bushfire-prone land (AS 3959) or coastal exposure affecting material choice.
  • Asbestos-cement roofing that needs licensed removal before work starts.

Insurance and storm claims

Sudden storm, wind or hail damage is often covered by home insurance, while wear and tear usually is not. Whether and how much your insurer pays depends on the policy. Photograph damage from the ground, keep receipts for emergency covering, and ask for a written scope before work starts.

Why there is no price list here

Two roofs that look alike from the street can need very different work once the covering, flashings and decking are inspected, so any fixed price would be guesswork. Official licensing and building guidance is linked below.
